2. Prioritize & familiarize us with your needs and consult with you as to what may best serve you.
3. Review real estate forms involving the transaction.
4. Have you, the buyer, been pre-qualified and then approved by a credible local lender that understands the current Las Vegas market and provides excellent rates and services. Being fully approved not only strengthens your negotiating position it can also cause a seller to choose your offer over a higher priced offer in a multiple offer situation. This is fairly common in our fast moving Las Vegas market.
5. Research the market thoroughly for all possible homes that meet your needs including the new home inventory, standing inventory, all resale homes, foreclosures, bank owned properties as well as anything else that might work.
6. Review all options, preview homes as needed to save you valuable time and evaluate all possibilities.
7. Present you with the best options, schedule showings of homes and map out showings.
8. Show properties and answer all your real estate questions professionally and in a timely manner.
9. Consult with you and help narrow the search to the one home that best meets your needs.
10. Answer all questions, research the area, provide up to date information on comparable property values to help determine a fair offering price for the home. Consult with you to help you determine the best price to offer for the property.
11. Prepare and explain all the necessary forms to be presented to seller with the offer including a full loan approval letter from lender.
12. Explain home warranty coverage.
13. Present the offer to the seller and/or seller's agent and explain buyer's strengths and advantages of their offer.
14. Negotiate counter offers and any addendums, if needed. It is important that once escrow is opened you do not incur any new debts with out speaking to and getting an approval from your lender first.
15. Inform you of offer acceptance and explain in detail all the necessary steps to complete the purchase of your property.
16. Full copies of offer & acceptance are delivered to escrow along with earnest money check to open escrow. |

17. Order home warranty policy, and submit to escrow.
18. Once escrow is opened much of our work is done behind the scenes.
19. Review, sign and return seller's disclosure forms to protect you.
20. Deliver full copies of O&A to lender.
21. Work with you to coordinate any/all property inspections.
22. Order home owner association documents, if applicable, and answer any questions you may have.
23. Review and evaluate all inspection reports.
24. Follow up with lender to view all necessary documents including appraisal.
25. Constantly monitor lender, title company, & other agent to ensure things are getting done in a timely manner.
26. Be sure the preliminary title report is clear and verify that escrow instructions are correct.
27. Once loan documents are delivered to title, (usually 1-2 days before close of escrow), review your final costs. (The state of Nevada uses escrow and title companies, not attorneys, to finalize real estate transactions.)
28. Schedule final walk thru and help review that all items are being left as expected.
29. Schedule appointment at escrow company just prior to closing to sign final documents. If you are out of state at the time of closing we will coordinate with you to get you all the necessary documents.
30. Carefully review final documents, including all closing costs so we can give you the final figure you will need in the form of a cashier's check.
31. Coordinate with you to receive keys to your new home, once the property has been recorded into your name.
32. Our service doesn't end when escrow closes. As a free service to you, we will prepare and provide a homestead for you to review and record with the Clark County Recorders Office.
